When updates cause down times you don't often do them, one ends up with huge pile of changes, and so app and site and backend are all incompatible to the old versions. And anything that doesn't work needs to be rolled forward (partial roll backs won't work, and cancelling the update isn't an option

With zero downtime, updates can be more frequent (during office hours as well), and so they become smaller backward/forward compatible changes. And so stuff that doesn't work can be rolled back, fixed and rolled out again.
