Here's one block over on Shattuck - all of these buildings in this picture are at least 30 years old. The two-story one has a tall building approved for the site, but construction unlikely to start until interest rates go down or other economic conditions improve.

Denver's Colfax is shaping up this way, with large new apartments on 16th and 17th and the older stock to the south in Cap Hill. I am sure that the ten miles of BRT that will be complete next year will encourage this pattern along more of the corridor.
