Not to throw cold water on this but walking around the neighborhoods immediately outside of downtown and seeing the price of homes there is very dispiriting. Particularly the number of new-ish single family mansions which could have been, say, five townhomes with the same building envelope…

The traffic along Culver blvd is an indication as good as any. Getting out of the SPE lot was a nightmare when I worked there
