I think we can safely assume that, in the absence of any zoning restrictions, the new developments would be almost exclusively multifamily (and often quite dense)?

Importantly, this shows that restrictive zoning does not deter gentrification, as gentrifying neighborhoods have plenty of yellow even where there's no multi-family redevelopment
