You could, theoretically, develop this into anything. Here are 5 single stair blocks (60 family size units with great views). The land cost is similar to East Van. Why don't we? Because we're protecting these estate areas with the subdivision bylaw (min lot sizes) and zoning (max unit counts).

So, what are two fairly easy things we could do if we wanted to change this? 1. Repeal and Remove the Subdivision Bylaw 2. Remove the unit caps in R1-1 I'm guessing this would be an interesting litmus test for the mayor and ABC. @lucymaloney.bsky.social @seanorr.bsky.social

Fwiw, I think people should be able to build a giant #$! mansion if they want, but the zoning enacted by our government shouldn't be providing sheltered status. Sure they pay $300k a year in property tax, but you could get far more by allowing more density. These lots are a net loss to the city.

and this isn’t just about Belmont, but much of the West side of Vancouver where land values are too high for plexes unless you can reduce the lot size (or) increase the density and/or unit cap.
