Is “boxy ugly” an attempt to add your subjective aesthetic judgment to a particular style? Surely if they were THAT ugly they’d have zero market appeal. People couldn’t possibly live in a structure that visually fails the Geller test.

Pretty much all new builds on single family zoned land is this architecture, multiplex or SFH. At the end of the day I care more about how many homes we are building than what they look like. Vancouver specials were lambasted for their design at the time and now looked foundly at.

One problem is that if too many ugly multiplex homes are built, neighbouring residents will ultimately convince politicians to shut down the multiplex program. Also, if the ugly homes don't sell, builders will be liable for Empty Home Taxes. So better designs will be in everyone's best interest

Yes - that’s a better feedback mechanism than trying to micro manage design through DP guidelines, neighbour notification etc

they could have told me this was a single dwelling building and I would have believed them. hard to tell from this picture but at least the units seem to be oriented forward/backwards towards streets and more open space rather than narrow side yards. and is that a roof deck I see?
