Isn’t most of that area RS-3 which allows 2-flats? I mean, I agree that we should allow 3-flats everywhere but I’ve noticed even in RS-3 zones, it seems only huge expensive SFH get built.

RS-3 allows two flats when any of the following is true: - the property has a lot area of 5,000 s.f. or greater - the property is on a block where 60% or more of the properties are improved with two or more units - the property is in the Northwest Side Preservation Area (which I abbreviate to NPO)
These are some wild restrictions
If we allow developers to build what the market naturally wants how are alderpeople supposed to get their beaks a little wet making zoning changes on a parcel by parcel basis
RS-1 and RS-2 are whole zoning district categories that ban multi-family apartments!
