It's not just Vanderbilt. My local bagel shop on Washington is facing a possible 60% rent increase when their lease is up next year. They say they can't afford it and no one wants a $20 bagel, so they will likely close or move somewhere else with better rent.

Either the landlord is misreading the market and the shop will sit vacant until they reduce the rent. Or, your bagel shop is misreading the market and they will be replaced by a place that charges $20 for a bagel, or similar. Honestly, I am always astounded at what people will pay for convenience.

The bagel store on my corner turned over last year and -- while it became a much better shop with better bagels -- cream cheese and on an untoasted bagel is like minimum $7 now. The new people are so much nicer and more talented but the store is so much emptier now.
