Generally this was a good report for the doves, with durable goods prices falling in a surprise swing and continued rent disinflation. That said! Services PCE ex Energy/Housing (proxy for trend inflation ex tariffs) is firming. Stripping out imputed categories, it keeps running above 2%.

Along with yeast. It was hard to find. I was delivering groceries to people in 2020 as part of a local mutual aid group so I remember all the grocery stuff very vividly. Small businesses did solicit donations from people too in order to keep operating through that period.

Although Trump wants to blame people not moving or buying homes on high interest rates, that's only one piece of the puzzle. Rising prices for consumer goods and for raw materials you'd need for renovations, job market uncertainty, stagnant housing unit growth, less immigrant labor are all factors

I continue to think the labor supply story is *far* more important and has far greater impacts on wages/inflation than is currently internalized by the market. There was no way we were going to create jobs at a solid pace in Q2 with this many people being forced out of work.

Taking it over and running it at a loss was something the city tried and gave up on, and ultimately it sold most of those or tried its best to financially extricate itself. I think if the city was going to get back into the biz of doing that, there would need to be federal and state subsidy.

NYC has many properties where the tenants did in fact take over - and even converted the property to coops - and did not manage the building properly, either bc they lacked the expertise, the funds or both. It’s one reason why we have a lot of distressed coops. These aren’t new problems.

The other thing is that vanishingly few traditional lenders will work on stabilized deals now unless the buyer is a large, established company. There’s too much risk. So the question of who will buy and finance these buildings is an important one that has yet to be resolved.

Stabilized LLs also used to be able to price more of their cost increases into their rents and now they can’t. That’s a function of how the laws are structured since 2019. No one has come up with a solution for that

Ultimately you can’t ignore the core issues here, which are the rising costs of insurance, materials, equipment, labor. Those things will likely only get more expensive with tariffs and an inflationary regime in place. Some owners also become over levered bc of the 2019 reforms and the pandemic…

The problem with this post is that the regulated landlords do face fast rising opex costs, and this is true for people who have those distressed Signature loans, who have actual distressed properties, and even for folks with no mortgage at all.

I kind of think we’re past the point of being precious about office to residential conversions. Vacant office buildings are also bad for these areas, and I think having more residents would be a net positive for the nearby retail (and maybe even the remaining office).

Good morning. It is now 12:01 AM, which means tariffs have increased on $1.6T in US imports from more than 90 countries. Those increases go from as small as 5% for goods from the EU & Japan to as high as 31% on Syrian goods, driving the overall tariff rate up more than 2%.
