He talks about helping people, instead of corporations and the oligarchs. I'm shocked that the Oligarchs don't like that. I admit I haven't followed his policies closely, but most seem fine. The only one I'm wary of is rent control, since controlling prices can cause problems.

Seriously though, if I lived in New York, he'd have my vote. They certainly haven't demonstrated that any potential issues are worse than the current problems. I suspect too few own too much and the market is not working. I'd rather see people owning/working together/etc.

The details of rent regulations in New York City are very complex. Actual rent control apartments are very rare. Many apartments are rent stabilized, which means landlords can only raise your rent every year by a certain percentage.

I think what freaks out the Mamdani haters is 1) he is not "white" but hard to fit into another ethnic group 2) naturally likeable 3) young and energetic 4) not obviously beholden to special interests and way down the list is his political views.
