The changing look of Downtown Berkeley on Oxford Street - there was a time when most of these buildings were parking lots and gas stations. Great example of need to upzone not just the main commercial street (Shattuck is one block west and has hardly changed), as main street often already built up.

A few city blocks with 3-6 story buildings and a couple taller ones in the back

spent a lot of time at Edwards Stadium for high school and college track meets but never once parked in that lot behind the stands. I think it's being replaced for the volleyball team

Here's one block over on Shattuck - all of these buildings in this picture are at least 30 years old. The two-story one has a tall building approved for the site, but construction unlikely to start until interest rates go down or other economic conditions improve.

Denver's Colfax is shaping up this way, with large new apartments on 16th and 17th and the older stock to the south in Cap Hill. I am sure that the ten miles of BRT that will be complete next year will encourage this pattern along more of the corridor.
