Separate entrance, own bathroom with a shower, and high performance sound proofing seem like the crucial minimum aspects here, while little kitchenette seems like more of a would-be-nice

Yes! Right now it's a decent set up, opposite ends of an OLD house with thick walls, different floors, own bathroom, and technically they could come and go through a separate back door, but an ADU would be even better!
