Why is there an early onset form developing years sooner in some people than in others?

Because early onset does not follow a timetable. This genetic change is usually inherited in families across multiple generations. If you inherit the genetic change, you cannot avoid getting Alzheimer’s disease, assuming you live to 40, 50, or 60 years of age.
