I have been in Real Estate in all positions, agent, investor, landlord, Builder (invest in specs), Owner. Know the industry well. Ownership of the land creates wealth IN MOST cases. And yes IRRESPONSIBLE ownership of DEBT creates Poverty.

Example Grandma bought a house in a regular area in 1970 That house is by now paid off. She no longer has that expense and is leaving generstional wealth because in time even with ups and downs that asset has outpaced inflation.

It is not in society's interest to create a landed gentry class that can inherit real estate tax-free. That asset needs to be heavily estate and property taxes and the revenue used to reduce taxes on workers.

I forgot to say also lived in a bedroom of a family member when I came with $20 in my pocket at age 33, Slept in a run down cockroach Studio in an inflatable mattress in Miami, Driving a clunker. Yes I HAVE been on all sides. Thats is WHY i am for Affordable Housing and understand others POV

You want to flaunt your career, instead of taking a hard look at reality the societal good of home ownership has been taken over by corporations buying houses and changing neighborhoods. That repairs and updates are more and more expensive. But sure things were great in the 90s. 30 years ago.

Yes, ownership of assets generally creates wealth, but I get the same from renting and passively investing my money. It's not really a matter of responsibility - my wealth shrinks if there's a recession and so does a homeowner's, but mine is resilient to local shocks and the homeowner's isn't.
