We own several rental properties. We haven't raised rent in three years for most of our tenants. Some long term tenants have asked us to complete benefit forms for public assistance. Doesn't make sense to us to raise rent when people who used to be able to afford rent now need assistance.
My friend had a landlord she rented from forever.He owned a lot of properties in coastal SoCal. He was a genuinely sweet man. He always said his philosophy was to keep rent reasonable and he didn't raise it cuz it meant tenants weren't always moving in and out--folks raised families & became family.

I worry less about the price of housing and more about the pay we receive and the cost of healthcare. Companies pay as little as possible, strip away benefits and keep the money at the top. Many Americans are paying $1000+ a month for health insurance with a huge deductible.
We have apt buildings that are 20-plus years old. 5 years ago, rent was $450.00 then my rent went to $700.00. I had no choice, I had to leave. The rent there now is $1100.00. That was my apt complex. Oh, and they started charging $25.00 for water (not metered).

This crisis isn’t just bad luck or “supply and demand.” It’s engineered. Ultra-rich individuals and private equity firms scoop up housing not because they need places to live, but because our tax code rewards them for it. Our tax code literally pays the wealthy to hoard housing. Tax the rich.
I think you have to go back to 2008, at least. So much supply got bought up by faceless investors that the market dynamics changed. Houses get sold when the profit target is reached, instead of when the homeowner is ready to move out. It gums up the works.
But that’s the problem. For many wealthy individuals there is no profit target. It’s about transferring those assets into their Estates so that the next generation can inherit those assets tax-free! It is a multi-generational tax scam to keep and build wealth at the very top.

You can get a mortgage right now at around 7%. When my wife and I built our first house, a two room log cabin over a basement, mortgage rates were over 10% and credit cards were at 18-21%. The trouble is a $100K house in 1985 would cost $500K today. 7% on $100K vs 12% on $500K $12K interest vs $35K

It depends on if the houses are corporate owned. If they keep houses empty it creates a shortage that drives up prices so the rest of their properties make more. They paid cash for the houses so there’s no mortgage to cover. In this way they keep the housing bubble highly inflated.
They didn’t pay cash for them… and the one I know did can’t rent his because he neglected it badly for the 15 years that he did rent it to a good family & it will cost him a fortune to fix the roof that partially caved in before he could rent or sell…🤷♀️ They love the income but not the expenses..🤷♀️

And the ghouls predatory ghouls are out there preying on the elderly trying to buy their houses for pennies. My senior citizen neighbor who sometimes is hard up for money gets offers she shows me all the time and I have to tell her its a scam. I worry so much for her.
In my area they match elderly people with College students looking for rooms. Some people even share meals splitting cost of food & sharing preparation. It’s a very practical solution. The only downside is it’s usually temporary.

Folks have to make $21 hr full time to have a modest apt where I am. My first apt was $360 a month when I moved out in 1996. I split that with my BF (now hubs) 50/50. I made $6.35 an hour as an asst retail manager.

I somehow managed to get a mortgage. I had to because rent was just constantly going up. But, the whole experience has left me with anxiety. Before applying for a mortgage I had low BP and little anxiety. Now two years after, I’m on meds for both.

remember that all mortgages require insurance. For owning or renting out... so no insurance =='s no housing. Which sure helps if the goal is to eliminate 3/4's of the population.

Yes and it's only going to get worse. It's one of my biggest fears of what's coming.
My kids (adults with jobs) are in my home and contribute to my mortgage. We are moving into more of a multigenerational lifestyle. My mother should move in too but she’s too stubborn. I do not need to have 2500 feet for me and wife. I wish my kids could afford to have their own path but not possible
people don't seem to understand there will never be enough housing supply to satiate investment capital. everything is going to be rented back to us because of wealth inequality. Our economy is looking more like feudalism everyday. We aren't consumers, we're tenants.
One of the reasons is the Trump 1.0 tax bill. They changed depreciation and gave investors cash. It was called the gift to Kushner for a reason. The other inflationary pressures like shipping did not cause the hyper-inflation of housing.
👍👍👍 Many existing sellers need top $ to fund retirement, med bills, etc. Many existing homes are now owned by corporations seeking top $ rent. Most potential buyers have fewer $ bc the cost of living continues to go up. At least the billionaires can still afford luxury yachts.🙄

RFK Jr's "wellness farms" where people are sentenced to spend three or four unpaid years growing organic produce on these tech-free farms to be “re-parented” and “reconnect with communities.” And since they don't pay you, there's no sense in you leaving because homelessness is illegal.
This is the existential crisis of America. Alongside ice goons and reproductive health, and health in general. But the building block of wealth, and power, and generational uplift in America is a fucking house. We can only solve this by breaking a broken market.
One more step toward legalized slavery as incarceration laws are being made in regard to homelessness to support the prison-industrial complex.
