If you can afford that much of a mortgage, I don't know why you'd risk having a tenant issue blocking construction to make back $60k/year. Just treat it as a pied a tierre or Airbnb it or something.

Excessive tenant protections make landlords be extremely picky who they rent to, as eviction is time consuming and difficult. As a result, anyone with less than perfect credit/work history will not be rented to. There are unintended consequences to making eviction difficult.
