I lived in a condo with each of the amenities you mentioned and they were all heavily used. One thing I think would be nice is a dedicated car wash area within the parkade. I've only seen one of those in a fancy condo I was visiting.

I think one really telling thing is that everything the COVID maximalists call for, essentially the PRC did, and a lot more. That still couldn't stop the omicron variant when it arrived. There is no reality where a (much lower than OG) risk from COVID doesn't exist - we just have to live with it.
