Tricky but not insurmountable - there are already planning rules with a geographical limit, e.g. 'affordable' housing must go to 'local' workers (within or close to the county). Extend the idea to house purchase. I think Jersey also has tight rules on who can buy.

Interesting to compare with the very limited measures being adopted in Cymru to tackle the same problem, basically an option to triple council tax on holiday homes (excludes genuine commercial lets which support local economy), and restrict 'change of use' to a holiday home.

Exactly. It's a tool, to be used by people. One of my favourite non-genAI use cases is OCR. AI-based tools are much better at AI than 'traditional' OCR, particularly with degraded images (or even some handwriting). But they still make mistakes, so a human should proof read the output.

I'm sure the overall markets are madness. If the 50% tariff is on the price of the imported beans, then that translates to several dollars/lb on the beans, but shouldn't mean 50% extra on the roasted product on the shelf. Raw materials, it should be maybe +15c/cup on a Starbucks. Bet it's more!

Very interesting, and will obviously have a large price impact on someone buying a pound of roasted Brazilian beans for home use. But the cost of the actual coffee beans is a tiny fraction of the price of a cup of coffee in a coffee shop - even a 50% tariff only adds a few cents to the price.
