If uninsured, lenders call in loans, all cash. I don't have $108k, USD. It's considered breech of contract and we would have to be out in 45 days. I have an engineer who is a registered county Building Inspector coming this afternoon. π His statement will help. Cancellation Effective Tuesday.

Our insurance was cancelled unfairly, and there is no legal path to appeal an unfair decision. It automatically marks us as irresponsible and any new policy will cost more than the mortgage. This is how the Not Sees are taking lots of people's homes.

I will be getting some money to replace the roof, but the insurance will then be more than the mortgage. (By the way, there's nothing wrong with the roof which was new in 2012)

Hello @melodyleelacy.smokefleet.net . Long time no talk. Can you provide a 'cliffs notes' synopsis of what happened to the roof (which looks fine in the photo) and why the insurance company is being unfair?
The roof is fine. Nothing is wrong with it and it was over built on marine grade plywood, so during the hurricane trees just bounced off of it, while the other roofs in the neighborhood caved in. First, our homeowners' insurance cancelled us without any notice for "debris in the yard"... π§΅
During a time when the county dump was closed due to being overwhelmed by debris. That was after 4 truckloads of debris had already been removed by my contractor, and the remaining debris was in 3 neat piles, ready to go when the dump reopened, our yard was neater than any neighbors.π§΅
Because we were cancelled, the new insurance policy was 4 times more expensive, when we signed up with a new insurance company. That company cancelled the policy without notice, saying our roof was last replaced in the year 2000. It was replaced in 2012, but we don't have a receipt because π§΅
We bought the house in 2016, when the new roof was a big selling point. Because we have now been cancelled twice no one else will cover us at any price, even if we replace the roof, which doesn't need to be replaced.... π§΅
We have a construction engineer who is a registered Building Inspector checking the roof this afternoon. Maybe his report and letter will help us, but I understand that as a client with two cancellations, we are now marked as irresponsible and may remain uninsurable. π§΅
It might be possible to quit claim the house to a friend, who becomes the new owner for the purpose of attaining insurance, with a rent-to-own contract with us, so we can stay and continue paying the bills, otherwise we have to be out in 45 days from Tuesday.
Sounds like a really smart idea.
The ideal person would be able to qualify for a $108k home loan. Real estate debt is usually good for a credit rating, and $108k is pretty cheap for adding real estate to a portfolio.
Sounds like a great a way to survive this, if you can only find a trustworthy person & lock it down with a lease to own contract. I really hope you find someone to do this.

What about the FAIR insurance homeowners through your state? Have they refused you?
That's how we got the fabulously expensive replacement insurance... That immediately cancelled us, too, saying the roof is from 2000 when it's really from 2012. I gave them $2,700+ to bind and they only gave us $953 back when they cancelled us. We purchased that insurance through FAIR.

The only people keeping their homes are cashing in their 401Ks and paying off their mortgages, so they don't have to have insurance, then they have to pay the penalties for taking so much out of their 401Ks. I don't have a 401K. Bankruptcy all around, for people who never did anything wrong.
It's corrupt and insane. I'm so sorry this is going on! It's everywhere, but that isn't any comfort. A new one here: insurers are telling home owners they must have licensed certified roofers replace their roofs or they will be dropped. There is no such licensing for roofers in Wisconsin.
Good lord. That's doubly terrible. I'm so sorry. I'm hearing from many people in the Midwest no matter the ethnicity that insurers are cancelling their home insurance if their roof is older than 10 to 12 years. It's ludicrous. Then you lose your mortgage like is happening to you. I don't get it.
The insurance companies probably want out of responsibility for natural disasters due to climate change. They read the statistics and know the math. This is not going to go to a class action lawsuit unless the lenders get involved, but they won't because they have a self insurance plan.
The insurance companies can reserve for what their models show. It's a choice. Instead they appear to be looking only to insure properties at extremely low risk of any covered events. That's not what insurance is supposed to be. You spread the risk across large pools and reserve.

It is awful. It makes me feel helpless π We did everything right and worked very hard. Now this. A total loss because one person lied.
