I spoke with a developer literally this morning who told me uncertainty is a bigger barrier to building anything (housing, office, life sciences, data centers, etc) than high interest rates/high building costs/etc.

It's really disappointing that just two months ago Katie posted this thread on city-owned grocery stores, and today calls Kroger greedy for closing the Lake City FM (Kroger net profit was 1.4% in 2023). Who would want to open a biz in a city where leaders are calling owners greedy on a 1.4% margin?

This is such an important part of the conversation surrounding rent freezes. Building maintenance and taxes DO NOT also freeze when rents are frozen. Like most things over time, those costs also increase. Itās impossible to run a building, long-term, on frozen rents.

It's funny you ask that. The developers did buy a view easement from the parking lot behind to protect views in perpetuity, but they must not have purchased, or been able to purchase, a similar easement from this building.

This could maybe work in a place like KC/Detroit/St. Louis where thereās a surplus of vacant lots, but most cities with any real demand donāt have vacant lots. Itās not a real solution, but could possibly work in some circumstances. I also have no faith in local govts to effectively build at scale

I would expect King5 to at least ask for revenue figures to back up his claims that "They aren't coming because they don't want to hassle with it." It's possible, but seems so unlikely that there's a major (or even minor!) drop in revenue from this change.
