not my fault you’re bad at explaining what you’re advocating for.
Dan Federman (@dfed.me) reply parent
I’m saying folk are better off than they were back when rent increases were literally not at all capped at the state level. I’m saying there is still room for improvement. What part of this are you not comprehending?

is your reading comprehension really that bad?
Dan Federman (@dfed.me) reply parent
You really think this line of questioning is owning me, don’t you.
Dan Federman (@dfed.me) reply parent
Your stated goal of 0-3% LA-specific rent control is literally impossible until Costa Hawkins is repealed, and you’ve spent much of the last two days yelling at folk who are aligned with that goal. All for, what, internet points? Unhinged shit.
Dan Federman (@dfed.me) reply parent
Yes I understand that you believe that sharing 80% of your opinions re housing makes me a horrible person and that you will (unfortunately) accomplish nothing because you have zero clue how to build a coalition.
Dan Federman (@dfed.me) reply parent
learn to read: I’m a big fan of making 10% rent **increases** (not caps) untenable for landlords. Market power vs legal power. These are different things.

I’m starting to think you might be one of those “every accusation is a confession” folk.

great. Same. And here you are, being an absolute ass for no reason
Dan Federman (@dfed.me) reply parent
This thread started because you were yelling at folk who want the same thing you want re CH, who literally went to Sacramento to advocate for repeal legislatively, all because they didn’t advocate for a shittier version of the repeal that would have been abused by NIMBYs You’re a know-nothing
Dan Federman (@dfed.me) reply parent
Something can be both better than it was and still need improvement. I personally advocated for repealing CH (though not with Weinstein’s language, which was nuts), and for building more housing in my neighborhood. Big fan of making 10% rent increases untenable for landlords.

twas a shame that Alex Lee’s social housing bill got gutted / didn’t go anywhere. Excited for him to try again.
Dan Federman (@dfed.me) reply parent
It sets a maximum potential rent increase, whereas previously there literally was no maximum. By your logic, rent must have previously gone up infinity percent every year because there was no max? You do see how absurd your argument sounds, no?
Dan Federman (@dfed.me) reply parent
Rent control will not solve our affordability issues. It’s one tool (that we should use) of many in the tool chest, not a panacea.
Dan Federman (@dfed.me) reply parent
You are living in a fantasy land. You think capping rent increases is the same as ensuring a fixed rent increase every year? Good luck being taken seriously.
Dan Federman (@dfed.me) reply parent
So you are actually happy that this bill got passed? Glad to hear it!
Dan Federman (@dfed.me) reply parent
My buddy you are now wrong on multiple fronts.
Dan Federman (@dfed.me) reply parent
Learn what “counterfactual” means my buddy. This bill is better than not having this bill, and it took political capital to get it over the line, and you are spending your time yelling at the folk who rallied to get it done. Miss me with this performative bullshit.
Dan Federman (@dfed.me) reply parent
Prior to this bill we had zero state wide rent control. Seems like you preferred that for some reason?
Dan Federman (@dfed.me) reply parent
You’re really out here telling people that a 10% rent raise is not any better than a 15% or 20% rent raise? Absolute 🤡 shit.
Dan Federman (@dfed.me)
Extreme “I have no idea what I’m talking about” energy here. "Chaos agent” is at least an accurate moniker.
Dan Federman (@dfed.me) reply parent

Dan Federman (@dfed.me) reply parent
Do you understand what a counterfactual is? Because it doesn’t sound like you do. Before this bill, 100% rent increase was legal. We’re in a better world now. That doesn’t mean that we can’t further improve the world.
Dan Federman (@dfed.me) reply parent
how about “take the win and push for more” rather than “cast aspersions at the folk who helped get the win”
Dan Federman (@dfed.me) reply parent
You know what was legal before AB 1482? More than 5% Saying someone is against rent control when they have literally advocated for it (but 2% higher than you’d like) really erodes your credibility.
Dan Federman (@dfed.me) reply parent
He’s referring to David Chiu’s AB 1482 Costa Hawkins prevents new rent control at the local level. Meanwhile, AB 1482 got us state-wide rent control on most buildings. Max’s org endorsed and campaigned for Chiu
Dan Federman (@dfed.me) reply parent
Michael Weinstein. I thought that was common knowledge.
Dan Federman (@dfed.me) reply parent
How exactly would you define “statewide rent control”?
Dan Federman (@dfed.me) reply parent
Maybe consider asking the folk you’re backing to write better bills? He’d literally written a more nuanced (straight repeal of CH) bill in a prior election, and the folk you’re yelling at in this thread supported it.
Dan Federman (@dfed.me) reply parent
A legislator Max endorsed gave us state-wide rent control a few years back. Your attack here lacks pretty important context.
Dan Federman (@dfed.me) reply parent
Max supported a straight Costa Hawkins repeal when that was on the ballot. The 2024 ballot prop was so poorly worded it would have made it such that cities could require rents to fall annually on new construction, which would have prevented new units coming online.

Let's get to the results. SF only issued warnings for the first several months of the program, along with putting up plenty of warning signage. This had a *huge* result! On the 33 speed camera locations, drivers traveling >11 mph over the speed limit fell ~75%! That was just with warnings!

Dan Federman (@dfed.me) reply parent
Is the current household size a factor of your current housing shortage? How many of these homes are folk living with roommates who would rather not?
Dan Federman (@dfed.me) reply parent
It’s how things work today. Stopping how things work today without an actionable alternatively (which I think you’d admit that the Vienna model is not actionable today) hurts worsens the pain of our housing shortage without meaningfully advancing your cause.
Dan Federman (@dfed.me) reply parent
I strongly support a public housing model. In my advocacy, step 1 is making it legal to build code-compliant multifamily housing by-right. Want to get some funding for public housing? YIMBYs are gonna line up next to you as long as your funding source isn’t private housing (which we also need).
Dan Federman (@dfed.me) reply parent
Chicago has approximately one home for every 2.5 people. That’s a pretty far cry from having a ton of spare homes. Not sure where you get your 57x number from either. Jan 2025 PIT counted about 7k homeless folk. Highest estimate of housing vacancy I found counts 130k vacant units. That’s under 20x.
Dan Federman (@dfed.me) reply parent
The vacancy rate includes units that are in the process of changing hands. Chicago’s vacancy rate is just over 5%. That’s not high enough to bring down prices. Vienna has a massive waitlist, no? Let’s aim for better. Public funding is great, but it doesn’t need to be pit against private dollars
Dan Federman (@dfed.me) reply parent
Why do you think preventing the building of a human right is going to make it more likely that housing is treated as a right? You can’t project-by-project your way to building Housing For All. What exactly is your theory of change here?

Dan Federman (@dfed.me) reply parent
When housing prices are high, land value is high, and labor is more expensive. This eats into margins. Cheaper construction costs will yield greater aggregate returns for builders.
Dan Federman (@dfed.me)
People really struggle to comprehend the difference between the folk who build housing and the folk who rent it out. High housing prices generally does not mean higher profits for housing developers.
