I think a lot of that is HOA related. They're losing fire insurance, or they deferred maintenance so long that the special assessments are too much for anyone. I've seen decent condos for 250k, but there's huge special assessments coming due. Single family stuff is still insane.

I did a lot of organometallics as well. There was a couple websites/papers that would let you predict the more common ones fairly closely, kind of like how you can with carbon. But beyond that you needed to know what you put in the flask.
Predictions for free phosphorus ligands are decent in my experience. Just not that useful, so using that data set for phosphorus is the one time it might make sense. Other than the fact there's whole books of actual real spectra.
Fluorine can do some wild stuff from very far away as well. There's been a pretty good method for predicting P31 shifts for a while, but even it broke down pretty quickly.
This is one of the better nuclei to test it on, but I need to spend some time on this one. Finding a phosphorus compound by itself is one thing, but how well does it handle coupling to things like F? What happens when its coordinated?

Generally prospective employers can just call the school and ask if a degree was granted as well. I know I've had people call my Alma mater and check. And if it's a PhD, he'd have a dissertation published as well that anyone can verify, even if they can't access it.

North Dakota has a state owned grain elevator and a state owned bank you used to be able to get home loans through. Socialist governors back in the early 1900s and some pissed off farmers got it going.

I see a journal like that as letting someone not waste the year they spent trying to get a project/reaction to work. Systematically listing what you tried and the results is useful, and takes a lot longer than 8-10 days.
